Aspen Lifestyle Villages are independent living residential communities for over 55s where residents own their home or dwelling but lease the site (land) their home sits on from Aspen. The weekly rental payments cover the lease of this site along with access to the various facilities within the community.
Lifestyle Villages such as Mandurah Gardens Estate consist of an abundance of homes along with a wide range of in-house facilities such as a swimming pool and community hall. The close community atmosphere makes the Village a safer and more social environment for our residents. All homes are contemporary in style and low maintenance, giving our residents more time to do the things that they want.

What are the unique differences Mandurah Gardens Estate can offer me?
Mandurah Gardens Estate is a small residential community. To ensure privacy, our streets meander through trees and there are no common walls between the homes. The Park Rules require that incoming residents are over the age of 55 to ensure that residents have similar needs and lifestyles.
What is the community like?
Our typical Village profile changes from area to area. Generally, our communities consist of residents aged between 60 and 75 years who are seeking an independent and active lifestyle through their retirement within a community of like-minded people.
Do I have to pay for the activities I participate in?
Our communities have facilities that are included for our residents at no extra expense, however classes and additional activities may incur additional costs so that residents who don’t use them don’t have to pay for them. Please liaise with our Park Managers.
Can anyone use the facilities?
The facilities of each Village are for the use of members and their guests only.
Can visitors stay with me?
Naturally, relatives and any other visitors you wish to invite are welcome to your home at any time, but restrictions and fees apply in some Villages. Your sales agent will be able to provide more information.
I prefer to live a private lifestyle – is an Aspen Lifestyle Village for me?
Our residents can get as involved in the community as they like. Being that all of our homes are stand-alone properties, it is up to the individual to involve themselves in the community as they see fit.
Can I move into the Village if I have children living with me?
Each Village has different rules on the number of residents and whether children are allowed. We suggest that you check with the Village you are interested in.

What are the weekly rents?
Weekly rents vary depending on the Village’s location and the facilities provided. Your sales agent will be able to explain rental amounts and inclusions. The weekly rental payments cover the lease of the site along with access to the various facilities within the community.
How are rent reviews calculated and how often are they reviewed?
The method of how rent reviews are calculated varies for each Village in line with relevant legislation. They are generally conducted annually with a market review undertaken periodically. Your sales agent will be able to provide more details.
What Act of Parliament governs the lease under my RSA?
Residential land lease and permanent park living are generally governed at the state level with each state producing an information brochure or booklet to assist in understanding the legislation. Your sales agent will be able to provide you with a copy of this information.
